The hotel will feature 10 floors and include an integrated restaurant, bar, and check-in area on the ground floor. Whitbread acquired the site in February 2024 as part of its strategy to invest in key Manchester locations. Construction is expected to commence in September 2024, with Whitbread aiming to introduce its cutting-edge bedroom product, including its Premier Plus rooms. Rochdale Road is Whitbread’s latest investment in Central Manchester, following the opening of a Premier Inn on Princess Street in May 2021. The company also redeveloped its Premier Inn Manchester City Centre (Deansgate Locks) hotel and sold it for conversion into student accommodation. GMI Construction’s Regional Director, Anthony Judge, expressed enthusiasm for the partnership, which builds on their previous collaboration on the Premier Inn development in Keswick. Upon completion, the Premier Inn at Rochdale Road will become Whitbread’s seventh hotel in Manchester city centre and one of the largest in the city. The company plans to continue its expansion, focusing on the eastern part of the city and Manchester Airport.

Whitbread PLC, the UK’s largest hotel company and owner of Premier Inn, has appointed GMI Construction Group as main contractor for its latest development in Manchester city centre.
GMI will lead the construction of Whitbread’s Rochdale Road development on the edge of Manchester’s Northern Quarter. The site has planning permission for a 229-bedroom Premier Inn hotel over ten floors with an integrated restaurant, bar and check-in area on the ground floor.
Whitbread acquired the Premcor site in February 2024 as part of the company’s ongoing strategy to invest in strategic locations in Manchester. The company plans to bring its cutting-edge bedroom product to the Rochdale Road hotel, including its popular Premier Plus rooms.
Will Steward, Project and Programme Manager for Whitbread, said: “Whitbread acquired the Rochdale Road development site in February 2024 with the aim of rapidly transforming the site into a next-generation Premier Inn hotel. Appointing GMI as main contractor will continue this positive momentum and we hope to break ground and begin construction on our newest hotel in Manchester this autumn.”
Rochdale Road is Whitbread’s latest investment in Central Manchester in recent years. In May 2021, the company opened a 157-bedroom Premier Inn on Princess Street, south of the city centre. The opening paved the way for the redevelopment of the Premier Inn Manchester City Centre (Deansgate Locks) hotel a short distance away, which served the same catchment area.
The Deansgate Locks site was subsequently sold to Student Roost for redevelopment into a purpose-built student accommodation development with over 1,000 student beds by July 2024.

When it opens, Premier Inn at Rochdale Road will be Whitbread’s seventh hotel in Manchester city centre and one of the largest in the city. As the company continues to expand, it is currently focused on fulfilling its network objective east of the city and at Manchester Airport.
