One such project is ‘Cortland Broad Street,’ a 35-storey residential development at the northern end of Broad Street. Comprising two buildings and a hotel, it promises a “relaxing oasis” with easy access to city amenities. Another project is Exchange Square in Moor St Queensway, billed as an “urban village” with apartments, shops, cafes, and restaurants. Phase two of the project, including a residential tower and a Premier Inn hotel, is nearing completion. South Central, located on Essex Street, is a 30-storey curved building housing residential units, commercial space, and a rooftop garden. It is expected to be completed by the end of 2024. Lastly, Kent Street Baths is a 19-storey residential development on Bristol Street. The project faced some controversy due to the demolition of the historic swimming pools in 2009. However, the new development will offer a mix of one, two, and three-bedroom apartments for rent and sale.
Birmingham is a city in a constant state of change. Walking through the city centre, it is impossible to miss the cranes and construction sites that cover almost every corner of the city.
There are currently several major multi-million pound projects underway that will soon transform the city’s skyline. The Octagon, part of the Paradise development, is due to be completed in 2025 – with many more exciting developments in the pipeline over the coming years.
But there are also a number of other projects underway that are expected to be completed before the end of the year. Here are four of the most notable projects in our city that will be completed before the end of 2024.

‘Cortland Broad Street’ (The Square)

The Square is a new 35-storey development at the northern end of Broad Street in Birmingham. It comprises two residential buildings: a 35-storey tower block on Broad Street and a six-storey building on Ryland Street.
Planning permission was granted in October 2020 and developers Corstorphine & Wright hope to complete the project in 2024. The development consists of two residential buildings and a hotel, all centred around a large south-facing courtyard.
Cortland’s website describes the development as a “relaxing oasis in the heart of the city.” It also says: “It is minutes from Arena Central, the Brindleyplace canalside playground and all the best that city life has to offer.
“Direct access to the Westside Metro, right outside your door, makes traveling to the rest of the city and beyond a breeze.”
The Exchange Square, Moor St Queensway

Billed as an ‘exciting new urban village’ featuring new high-quality apartments plus shops, cafes and restaurants, The Exchange Square is set to become one of Birmingham’s most sought-after destinations. Phase one of Exchange Square, which opened in 2019, was called Allegro.
In 2023, construction reached its highest point on a striking 34-storey residential tower as phase two of the project got underway. Phase two also includes a new Premier Inn hotel, which opened last year, and a new public square.
In 2024, there is still activity in several places on Exchange Square as construction workers continue to complete the project.
South Central, Essex Street

South Central is a 30-storey curved building that, when completed, will house 166 residential units, a ground-floor commercial unit and a rooftop garden. Developers aim to complete the building by the end of this year.
The tower’s design emphasises the character of this unique area of Birmingham, with references to the city’s terracotta heritage.
Kent Street Baths
A 19-storey development of over 500 apartments on Bristol Street. The 1930s swimming pools were demolished in 2009, sparking protests from conservationists.
The 2.25-acre development will feature a mix of one, two and three-bedroom apartments, with 406 available to rent and 98 homes for sale. Construction of the development is expected to be completed this year.
